Stafford is a small city on US 59 between Houston and Sugar Land, with a large share of offices, light industry and retail. Many Houston homes from the 1970s through the 2000s have factory-built fireplaces with metal fireboxes, and their clearances come from the manufacturer's manual, which is sometimes missing. Older 1950s and 1960s masonry fireplaces may have settled with the slab, leaving uneven hearths and faces that require careful scribing. Fireplaces on exterior walls see temperature and humidity swings, so we finish mantels on all sides. Many Houston fireplaces are used only a few times a year, but clearances still apply every time the fireplace is lit.
Fort Bend sits on flat, low ground along the Brazos River and its creeks, and humidity stays high most of the year. We use plywood boxes and stable door construction to handle seasonal swelling. For homes in areas that have seen high water, we can discuss raised toe kicks, moisture-resistant bases in laundry rooms and garages, and finishes that tolerate wipe-downs. Good ventilation in bathrooms protects vanity finishes over time.
